Smoke, pet and damp odours destroyed at the source by IICRC Odour Control Technicians — not masked with fragrance.

A bad smell is rarely on the surface. Cigarette smoke settles into plaster and soft furnishings, pet urine soaks through carpet into the underlay and subfloor, and damp odours live in wall cavities. Fragrance only hides them for a while. Convenient Property destroys odours at the source so they stay gone.
Our technicians are Odour Control Technician (OCT) certified under the IICRC, the international standards body for the restoration and cleaning industry. That training is what separates odour control from ordinary cleaning: it covers how odour chemistry works, the four pathways a smell travels through a building, and how to match the right equipment to the right source.
That equipment is genuine restoration plant, not retail product. Thermal fogging, ozone generators, hydroxyl generators and HEPA air scrubbing let us treat the air and the materials holding the smell — reaching carpets, subfloors and cavities that ordinary cleaning can’t. It’s a common finishing step on Melbourne rentals between tenancies, on fire and water damage jobs, and in homes with long-term pets.
Every treatment finishes with clear, documented re-occupancy timings, so you know exactly when the space is safe to use again.

This is restoration plant, not retail product — and the right choice depends on what caused the smell and whether the space can be vacated. Most jobs use more than one.

A heated deodouriser is turned into a dry fog with particles sized to mimic the smoke that caused the damage. It follows the same path the original odour took — into plaster, insulation, soft furnishings and wall cavities — and neutralises it where it settled.

An ozone generator floods the sealed space with O₃, which oxidises odour molecules and destroys them outright rather than covering them. It is the most aggressive tool we carry and reaches every void air can reach.

Hydroxyl radicals break odour molecules apart using the same reaction that cleans the atmosphere in daylight. Unlike ozone, treatment is safe around people, pets and plants, so the space stays in use while it works.

HEPA-filtered negative air machines pull contaminated air through the filter bank and out of the space, physically removing the smoke particles and spores carrying the smell instead of treating them in place.
Our technicians hold the Odour Control Technician (OCT) certification from the IICRC — the international standards body for the restoration and cleaning industry. The OCT qualification covers the chemistry of odour, the four pathways it travels, and the correct application of thermal fogging, ozone, hydroxyl and air-scrubbing equipment. It is the difference between a technician who understands why a smell returned and one who simply sprays again.
